2026 Colorado Springs Parade of Homes: Your Guide to Homes, Builders & New Construction

If you love beautiful homes, innovative design, new construction, or simply seeing what’s next in Colorado Springs real estate, one of the Pikes Peak region’s favorite annual events is almost here.

The 2026 Colorado Springs Parade of Homes runs September 11–27, offering an opportunity to tour 33 newly built homes throughout El Paso and Teller Counties. With homes ranging from the upper $400s to more than $4 million, this year’s Parade showcases an incredible variety of architecture, floor plans, finishes, neighborhoods and lifestyles.

What Is the Colorado Springs Parade of Homes?

The Parade of Homes is an annual event that allows the public to tour newly constructed homes from builders throughout the Pikes Peak region.

Unlike touring homes online, the Parade gives you the opportunity to actually walk through different floor plans, experience room sizes and layouts, compare finishes, see design trends firsthand and explore communities you may not have considered before.

This year’s homes span a wide range of price points and styles, making the Parade relevant whether you’re looking for your next home or simply gathering ideas for the future.

Where Can You Tour Parade Homes in 2026?

One of my favorite things about the Colorado Springs Parade of Homes is that it also becomes a tour of the communities shaping our region.

This year’s Parade includes homes in and around communities such as:

Wolf Ranch • Flying Horse • Flying Horse North • Banning Lewis Ranch • Sterling Ranch • Cathedral Pines • The Farm • Winsome • Victory Ridge and other locations throughout El Paso and Teller Counties.

For someone considering a move to Colorado Springs or Monument, this can be a wonderful way to experience several neighborhoods and new construction communities in a relatively short amount of time.

As you tour, pay attention not only to the house itself but also to the location. Look at nearby trails and open spaces, commute times, shopping and dining, schools, future development and the overall feeling of the neighborhood.

After all, you aren't just choosing a house. You're choosing a lifestyle.

A Special 2026 Parade Home Built by Colorado Students

One feature of this year's Parade that I especially love highlights the future of Colorado's building industry.

A home built entirely by students through Careers in Construction Colorado will be available to tour September 12–13 at Liberty High School.

Programs like this give young people hands-on experience in the skilled trades while helping develop the next generation of builders and construction professionals.

In a region that continues to grow, investing in skilled trades and introducing students to career opportunities in construction is something worth celebrating.

Thinking About Buying New Construction in Colorado Springs?

The Parade of Homes can also be the moment when casually looking at new homes turns into:

"Maybe we should build one."

If that happens, there is something important buyers should understand.

The builder's sales representative works for the builder. You can have a Realtor representing you.

Having experienced buyer representation when purchasing new construction can be valuable because there are many more decisions involved than simply selecting a floor plan.

I help my new construction buyers evaluate factors such as:

Builder reputation and history: Not every builder, warranty or construction process is the same.

Lot selection: Location within a community can have a significant impact on views, privacy, traffic, sunlight, outdoor living and eventual resale.

Builder incentives: Incentives can be attractive, but they should be evaluated as part of the entire financial picture.

Upgrades: It's surprisingly easy to turn a base price into a significantly higher purchase price once you enter the design center.

Contracts: Builder contracts are generally written by and for the builder and can be very different from a traditional resale real estate contract.

Inspections: New doesn't necessarily mean perfect. Independent inspections can still be an important part of the process.

Future resale: Even if you're building your "forever home," I believe it's wise to consider how your lot, floor plan and upgrades may appeal to another buyer someday.

Before You Register at a Model Home, Call Your Realtor

This is one of the most important tips I give people considering new construction.

If you think there is even a possibility you may purchase a new home, talk with your Realtor before visiting model homes or registering directly with a builder.

Builder policies regarding Realtor representation can vary, and it's much easier to establish your representation from the beginning than try to address it after you've already begun working directly with a builder.

Having your own Realtor doesn't mean making the process more complicated.

It means having an experienced professional whose job is to help protect your interests throughout the process.
