What is REALLY happening in the Colorado Springs housing market?
If you only read the headlines, it can be difficult to know. So instead of focusing on one month, let’s look at five years of Colorado Springs real estate data.
And the story I see is a market that is normalizing.
🏡 More homes are coming to market.
July 2026 shows 1,716 new listings compared with 1,654 in 2025 and just 1,464 in 2023. Buyers have more choices than they did during the ultra-competitive years.
📋 Fewer homes are going under contract.
1,471 homes went under contract compared with 2,045 during the same period in 2022. Buyers are more selective, and price, condition and presentation matter.
🔑 But homes ARE selling.
7,184 homes have sold year-to-date—slightly ahead of 7,105 at this point last year and well above 2024’s 6,739.
Meanwhile, inventory has grown to 4,312 homes for sale, and homes averaged 48 days on market in July, compared with 39 days last July.
What does that mean?
For buyers: More selection, more time to make thoughtful decisions and potentially more negotiating power.
For sellers: This isn’t the market where nearly everything sells immediately. The homes that are positioned, prepared, marketed and priced correctly have the advantage.
And here’s one of my favorite reminders about real estate:
📈 Don’t judge a long-term investment by a short-term market cycle.
The historical data in this report shows an average 4.1% annual appreciation over time. Even more interesting, despite all the changes we’ve experienced in rates, inventory and affordability, the 2025 average sales price was still 1.8% higher than 2024.
July’s average sales price of $568,950 is slightly below July 2025’s $574,276—and that’s exactly why I don’t recommend making a real estate decision based on a single month’s number.
Real estate has historically been a long-term wealth-building tool, not a get-rich-quick strategy.
The market isn’t 2021 anymore—and that’s okay.
