Colorado Springs Housing Market Update: Expert Insights for Summer 2026

As we head into the summer of 2026, the Southern Colorado real estate market continues to show resilience despite national headlines that often paint a more concerning picture. In a recent interview on Fox21 Loving Living Local, top realtor Marquesa Hobbs of The Platinum Group sat down to share her expert analysis of current conditions, offering practical advice for both homebuyers and sellers.

 

 

 

A Stronger Local Market Than National Headlines Suggest

One of the most important takeaways from the conversation is that the Colorado Springs and SoCo market operates differently from many other regions. Thanks to a large military presence — including Fort Carson and the Air Force Academy — along with growing defense and high-tech industries, our local economy remains robust.

“National news can be very scary,” Hobbs noted, “but when we break it down to the market we’re in, we’re in a very different market.”

Inventory levels are also rising, giving buyers more options while creating a more balanced environment overall. This shift toward balance is healthy and sustainable for both sides of the transaction.

Mortgage Rates in 2026: What to Expect

Many buyers are still hoping for a return to the ultra-low pandemic-era rates around 3%. According to Hobbs, that’s unlikely to happen anytime soon.

“We aren’t going to be in that pandemic era for probably our lifetimes,” she explained. Instead, experts predict rates will hover in the low to mid-6% range for the remainder of 2026 and into 2027. While this is higher than the historic lows, it’s actually an improvement from last year’s 7% rates — translating to roughly $200 less per month on an average mortgage payment.

Her advice? Don’t wait on the sidelines hoping for big drops. In many cases, waiting can cost buyers more in the long run due to rising prices and competition.

Inventory, Pricing, and Seller Strategy

With more homes hitting the market, sellers need to be strategic. Hobbs emphasized the importance of precision pricing, condition, and location. Overpricing a home can cause it to sit longer, lose appeal, and ultimately result in weaker offers.

She shared that while moves are still happening regularly, realistic expectations are essential. “80% of sellers think they’re going to get their asking price, but only 40% actually do,” Hobbs said. Proper pricing from the start leads to stronger results.

The Reality Behind Rising Foreclosures

Foreclosure numbers are increasing nationally, but Hobbs put the numbers into perspective. Compared to the 9 million foreclosures during the 2008 financial crisis, last year saw only about 350,000 nationwide. Many notices also never turn into actual foreclosures. This context is important — the current situation is far from the housing crash many remember.

The Military Community’s Positive Impact

Southern Colorado’s strong military and veteran population provides consistent support to the housing market. Many service members and veterans who were stationed here choose to return and retire in the area. Because military families often need to buy and sell on timelines dictated by relocations, they tend to be more decisive rather than waiting for perfect market conditions.

  • Work with an experienced local agent and a strong lender who can provide accurate, up-to-date data.

  • For sellers: Price realistically and focus on presentation.
  • For buyers: Take advantage of increased inventory while rates remain stable.
